Amazon Buys 80-plus Acres in Temple Terrace, Signs Giant Warehouse Lease in Seffner

Amazon.com Inc. has closed two major transactions in the Tampa area — the purchase of more than 80 acres in Temple Terrace and a warehouse lease in Seffner.

The e-commerce giant paid $26.4 million for 82.3 acres in a deal that closed June 19, according to Hillsborough County property records. The site is south of Harney Road, near the intersection with Temple Terrace Highway.

Greg Pauley, who oversees business relations for Temple Terrace, on Thursday said the city has been working with Atlanta-based Seefried Industrial Properties for a development on those 82 acres. Seefried is a preferred developer for Amazon.

“We are definitely looking forward to the project,” Pauley said.

The Business Journal has learned that Amazon has also signed a deal to lease the entirety of a 424,550-square-foot warehouse known as the I-4 Logistics Center. Dalfen Industrial paid $29.1 million for that warehouse in August — a brand-new building that was sitting empty as it had broken ground speculatively, without a tenant in place.

An Amazon (NASDAQ: AMZN) representative was not immediately available for comment Thursday.

Colliers International Tampa Bay brokers Ryan Vaught and Robyn Hurrell have been marketing the property for Dalfen. Vaught declined comment Thursday.

It’s not known what operations Amazon will house at each property. The Seattle-based online retailer’s real estate holdings in the Tampa Bay region are vast, from million-square-foot fulfillment centers in Ruskin and Lakeland to last-mile distribution centers in the East Tampa area. In late 2019, the company rolled out Amazon Fresh, its grocery delivery service, from a Brandon warehouse.

Amazon also plans to occupy a million-square-foot warehouse under construction in Auburndale.
