New Mesquite Business Park is Chock Full of Major Tenants

Two big distribution space leases have filled up a new Mesquite business park.

The Mesquite Airport Logistics Center is a two-building industrial complex at 4180 E. Scyene Road near Interstate 635.

The business park is a project of developer Dalfen Industrial.

Masonite International Corp. has leased the largest of the buildings with 626,718 square feet of space. Masonite manufactures and distributes a variety of building materials.

And Coleman Powersports, an Arizona-based manufacture of mini bikes, all-terrain vehicles, dirt bikes and other sport vehicles, has leased a total of 379,620 square feet in the adjoining building.

‘This project was designed to capture the needs of tenants like Coleman and Masonite that recognize the value and opportunity of investing in their supply chain and logistics operations in D-FW,” Sean Dalfen, president and CEO of Dalfen Industrial, said in a statement. “We’ve developed and acquired over 3.5 million square feet in Mesquite and continue to see increased tenant demand attracted to the eastern side of the Metroplex.”

The two Mesquite buildings were completed in the third quarter.

A second phase of the business park now under construction includes three buildings totaling 1,333,790 square feet of space.

Stream Realty Partners markets Mesquite Airport Logistics to tenants.

“Mesquite and Kaufman County make up a rapidly growing area that offers a pro-business environment and unmatched access to labor, meeting two of Coleman Powersports and Masonite Corp’s goals for their expansion,” Stream Realty’s Matt Dornak said. “The 1.3 million square feet of phase two is much-needed industrial space to the area and meets the needs of tenants we are seeing in the market.”

Dornak and Stream Realty’s Ryan Wolcott negotiated the just-signed leases in the Mesquite Airport Logistics Center.

Dalfen Industrial is one of North Texas’ most active warehouse and distribution building developers. The company built the East Dallas Logistics Center is on East Kearney Street near Interstate 635 in Mesquite. The developer has also purchased industrial properties in Forney and Irving.

Dalfen Industrial has about 9 million square feet of industrial properties in Texas.
