Dalfen Industrial is excited to announce that they have won the silver award at Commercial Property Executive’s 2023 CPE Influence Awards in the category of Best Development: Industrial. The award ceremony took place on January 18, 2024, highlighting the top companies in various areas of real estate throughout the nation.
The transaction for which Dalfen was a winner was for the Mesquite Airport Logistics Center in Mesquite, Texas – a suburb east of downtown Dallas. Dalfen developed this 5-building industrial park after acquiring ~55 acres of land in December 2020. Phase I included 2 buildings totaling 1,006,338 squre feet, and was completed in Q4 2022. Phase II included 3 buildings totaling 1,333,790 square feet and was completed in Q3 2023.
The location of this industrial park is a perfect example of the Dalfen strategy. Not only is the Mesquite/East Dallas submarket an ideal distribution node for DFW with a large labor pool, but the property is also an exceptional last mile location. It has direct access to I-635, the loop around Dallas, as well as I-30 and I-80.
In addition to location, this property is newly constructed with Class A specifications in every respect. These features are ideal to satisfy the needs of modern e-commerce users, which are the most sought-after tenants in the current capital markets. This was evidenced by the enormous number of RFPs submitted to lease the building before it even hit the market. Masonite opened a 626K+ square foot facility in the industrial park in November 2023, while Coleman Powersports took the other building in Phase I. The Dalfen leasing team is working through numerous RFPs to place tenants in the newly completed Phase II buildings.
